About this tool

Start from the property price and your down payment, and the calculator works out the loan amount, EMI and total interest over the tenure. Most banks fund up to 75–90% of the property value, so the rest comes from your own savings.

Planning a home loan before you visit the bank

A home loan is usually the largest commitment a family makes, so it pays to work through the numbers before you sign anything. Start with the property price and an honest figure for your down payment. Remember that registration, stamp duty, brokerage and interiors also need cash, and lenders do not fund those. Keeping some savings aside for them avoids borrowing again at a higher rate a few months later.

Once you have a loan amount, compare tenures. For ₹40 lakh at 8.5%, a 20-year loan has an EMI of about ₹34,700 and total interest of roughly ₹43 lakh. Stretch it to 25 years and the EMI falls by only about ₹2,500 a month, while total interest climbs to around ₹57 lakh. That is a large price for a small monthly saving, and it is the kind of trade-off this calculator makes obvious.

Lenders also care about how much of your income goes to EMIs. If the EMI here pushes your total repayments past half of your take-home pay, the bank may offer a smaller loan than you expect, so check the loan eligibility calculator as well. Finally, think about the years ahead rather than just today. A comfortable EMI leaves room for school fees, a job change or a rate rise without stress. If you expect bonuses or salary hikes, plan to prepay part of the loan in the early years, when each rupee of prepayment removes the most interest. Getting these basics right now makes every later decision about the loan simpler.

Questions

How much down payment do I need for a home loan?

RBI rules let banks lend up to 90% of the value for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above ₹75 lakh, so plan for at least 10–25% of the price plus registration and stamp duty.

Which tax benefits apply to a home loan?

Under the old regime, principal repaid counts toward the ₹1.5 lakh Section 80C limit and up to ₹2 lakh of interest on a self-occupied home is deductible. The new regime does not allow these deductions for a self-occupied home.
